Renovating business premises while staying open
Published: 1 November 2026.
A renovation does not always mean closing the whole business. Whether construction and day-to-day operations can continue together depends on the building, the work and the safety of staff and visitors. A clear sequence of work and agreed responsibilities help you assess what is feasible early on.
Decide what must remain operational
For each area, record which activities must continue, at what times and for how many people. Consider reception, workplaces, stock, deliveries and washroom facilities. Distinguish functions that can move temporarily from those that must stay in place. This prevents the programme from serving the construction work while overlooking daily operations.
Divide the work into workable phases
Not every renovation can be separated neatly from business operations. Demolition, structural changes and building services work may affect several rooms at once. For each phase, identify closed zones, facilities that remain available and any work that can take place outside opening hours. Do not rely on a promised completion date while design, deliveries and investigations remain uncertain.
Keep routes and work zones safe
Staff, customers and suppliers need to know which routes they can use. Where possible, separate work zones, storage and material transport from normal circulation. Consider dust, noise, escape routes and access for emergency services. The Dutch Working Conditions Portal explains that clients and contractors have duties for safe and healthy construction work; the measures needed depend on the project.
Plan interruptions to building services
Changes to power, data, water, heating or ventilation can affect your business directly. List systems that must not fail without warning, including equipment and security. Agree who announces an interruption, how long a critical service can be unavailable and whether a temporary solution is needed. Review these arrangements whenever the design changes.
Communicate with staff and visitors
A phased floor plan only helps if everyone understands it. Nominate a contact for questions and communicate changes to access, working hours and deliveries in good time. Customers or guests may need a short explanation at the entrance. Agree how complaints and unexpected issues will be handled so that small problems are addressed promptly.
Check permits and building use
Renovation can affect the permitted use or fire safety of a building. Check what your location and plans require through the Dutch Environment and Planning Portal. The government’s business information portal explains that a fire safety use notification is required in some cases. Do not assume one rule applies to offices, shops and hospitality venues: their functions and works differ.
Discuss the options for your premises
Would you like to know whether part of your premises can stay open during renovation? Describe the activities that must continue, the spaces you want to change, your preferred start and your available budget. Ponto Services can then discuss the scope and phasing with you.
