Renovation costs: how to set a realistic budget
What does a renovation cost? A useful answer begins with a clear plan rather than an average price per square metre. The existing building, structure, materials and finishes determine the work required. These steps help you build a budget, assess quotations and make decisions in time.
1. Define the scope of work
First write down what you want to achieve. Is it a complete home renovation, extension or commercial fit-out? Separate essential requirements from preferences. Describe the level of finish: a shell extension differs from a completed room with flooring, electrics, heating and decoration.
Record which tasks you will arrange yourself and which the contractor should carry out. This prevents quotations from appearing equivalent when one covers far less. Do you already have building drawings? Include them with your enquiry, along with photos and a description of the existing building.
2. Include all cost items
A renovation budget often covers more than construction alone. Depending on your plans, consider:
- design, building drawings and any structural calculations;
- any permits and related fees;
- demolition, waste removal and site preparation;
- structure, materials, labour and building services;
- kitchen, bathrooms, flooring, lighting and other finishes;
- temporary facilities, storage or alternative accommodation where needed;
- an allowance for unforeseen work and any additional wishes.
Not every item applies to every project. Use the Omgevingsloket permit check to check whether your plans may require a permit or notification. The outcome depends in part on location and the work involved.
3. Compare the contents of quotations
Where possible, request quotations based on the same drawings and list of requirements. Look beyond the total: which work, materials, quantities and finishes are included? Do they cover demolition and waste removal? How are schedule, payments and handover described? Check which items are still provisional.
A provisional allowance is an estimated amount for an item whose final selection or price is not yet known. Actual costs may differ. Ask which assumptions underlie each allowance and how any difference will be settled later. Vereniging Eigen Huis explains what to look for in quotations and provisional allowances.
4. Allow for changes and unexpected work
In an existing building, what lies behind floors or walls may become clear only when they are opened. You may also change your choices during the work. Leave room in your total budget. One fixed percentage does not suit every project; discuss the uncertainties specific to your property with the relevant trades.
Before work starts, agree how additional work will be reported, priced and approved. Record its effect on budget and schedule before the extra work takes place. During construction, keep an up-to-date record of the original scope, approved changes and expected remaining costs.
5. Match the budget to your situation
During a home renovation you may need temporary accommodation or to use rooms in phases. For a commercial renovation, opening hours, access and business operations also matter. Consider these effects during preparation, as they may influence your schedule. Also see how Ponto Services approaches commercial renovations .
