Need a permit for your renovation? Here is how to check

Planning an addition, roof addition or major renovation? Check permit requirements as soon as your initial plan takes shape. Whether you need a permit, notification or must provide information depends on the work and its location. A blanket claim that an extension is always permit-free is therefore not reliable for your property.

Where do you start checking permit requirements?

Use the Omgevingsloket permit check. Enter the address and select all activities involved in your project. An extension may involve more than construction alone, depending on what you plan to do at that location. The check indicates whether the selected work may require a permit application, notification, provision of information or no such step. The Dutch government explains that the outcome depends on the location and your answers.

Keep the result with your project documents. If the design changes substantially later, check whether the earlier outcome still applies. The permit check is a starting point; if the rules or relevant activity are unclear, contact the municipality or a qualified adviser.

What if a permit does not appear to be required?

An outcome showing no permit requirement does not mean there are no rules. Your project must still meet the applicable building and location rules. The Dutch government also explains the environment plan and other considerations for building and renovation. Also check any agreements with a homeowners’ association, landlord or other relevant parties where these apply to your property.

What information do you need for an application?

The documents requested by the Omgevingsloket depend on the selected work and application. They may include a description of the plans, drawings of the existing and proposed situation and, where required, structural information. The Dutch government lists building drawings and structural calculations as possible application documents. Also collect photos and information about the existing situation: older drawings can be useful, but must match what is currently built. Read more about building drawings for a renovation.

Can you discuss your plans with the municipality first?

For a complex project or unclear outcome, a preliminary discussion may help. Some authorities offer a preliminary request through the Omgevingsloket. Before submitting a formal application, you can ask whether information is missing. Availability varies by authority, it may involve a fee, and it is not a permit. Check your municipality’s website to see which form of consultation is available.

When should you schedule the work?

Allow time to collect documents, make any changes after consultations and for the application to be assessed. The time required varies by procedure and project. Do not assume one fixed timeframe applies to every renovation. Agree a final start date only when the necessary permission or notification and any conditions are clear.

Agree with your designers, advisers and contractor who will carry out the permit check, supply documents and submit any application. Include this explicitly in the quotation or contract. Also see our checklist for preparing a renovation and our article about planning a roof addition.

Discuss your renovation plans

Do you know whether the permit is in place, still needs to be applied for, or are you just exploring the options? Tell Ponto Services about your project, the location, your wishes, budget and preferred schedule. We can then discuss what information is needed to prepare the work properly.

Updated: 20 October 2026. Rules and application requirements depend on the location and specific project. Check the current position through the Omgevingsloket and, where needed, with the competent authority.
