Structural engineer for a renovation: when and why?
Planning to remove a load-bearing wall, create a large opening in the rear façade or add a roof level? This may change how the building carries loads. Have the structural options assessed early in the design. That way, you know which information is needed before fixing a layout, quotation or construction date.
What does a structural engineer do in a renovation?
A structural engineer assesses how loads are transferred through the roof, floors, walls and foundations. If a load-bearing element changes, the engineer can calculate the required solution and document it in drawings and calculations. This might include a beam over a new opening, its supports and the loads on the elements below. The solution depends on the existing building and chosen design.
When is a structural assessment advisable?
Involve a specialist when changing a load-bearing wall or façade, adding a floor or substantially increasing the load on a floor or roof. If you are unsure whether a wall is load-bearing, investigate first. An old floor plan or wall thickness alone may not provide a reliable answer. Do not start demolition until it is clear how the building will remain safe during and after the work.
The Omgevingsloket lists changes to the load-bearing structure as one of the issues in a home renovation. The Dutch Environmental Information Point describes removing a load-bearing wall as an example of a technical building activity that requires a permit. Always check your full project and location using the permit check; other work or local rules may also be relevant.
What information does the structural engineer need?
A sound assessment starts with information about the existing building. Where available, gather original drawings, drawings from later alterations, photos and measurements. Describe exactly what you want to change: the proposed opening, new layout, extra storey or other loads. A site investigation may be needed if drawings are missing or do not match reality. Also read which building drawings for a renovation are useful.
How do design and construction fit together?
Coordinate the design, structural solution and construction before making final decisions. A calculation is useful only if it reflects the correct dimensions, materials and existing conditions. If the width of an opening or the roof design changes, have the structural solution reassessed. Agree who surveys the existing building, provides calculations and drawings, and coordinates changes with the engineer during construction.
What does this mean for the schedule and quotation?
Include investigations, design and any application documents in the preparation. Ask which structural work is included in a quotation and what information is still missing. This helps you assess the technical solution, construction method and costs. Involving a structural engineer does not replace the permit check; both are part of planning the project. Discuss your renovation plans
Considering an extension, roof addition or complete renovation in North Holland or the Utrecht region? Tell Ponto Services about your plans. Explain what you want to change, where the property is, your budget and schedule, and whether a permit is already in place. We can then discuss the information needed for a suitable next step.
