What determines the cost of a home extension?
Published: 1 November 2026.
How much does a home extension cost? Without a design and an assessment of the existing home, there is no reliable figure. The price depends on more than floor area. Foundations, structure, the connection to the house and the level of finish all matter. These points will help you plan a budget and compare quotations.
Size and structure
Dimensions affect the amount of foundation, wall, roof and floor construction needed. Yet a smaller extension with large openings or a complex connection can involve more work than a simple rectangular addition. If an existing load-bearing wall must be altered, the structural solution needs to be developed in advance. Find out when a structural engineer for a renovation may be needed.
Foundations and existing conditions
The appropriate foundation depends on the design and information about the ground and existing building. Ground investigations or further surveys may be needed. In an existing home, services, the crawl space, moisture issues and the condition of the rear wall can also affect the work. Investigate these points early: assumptions discovered during construction make the budget less certain.
Shell only or fully finished
Agree what “shell only” includes. Are windows, insulation, electrical work, heating, floors and interior finishes included? An extension that must be ready to use as living space requires more than a weatherproof shell. A new kitchen, changed layout or bathroom may also form part of the same project. List these wishes separately in the quotation so that you do not compare a shell price with a fully finished scheme.
Daylight, comfort and materials
Sliding doors, rooflights or skylights affect both the appearance and the budget. The same applies to external materials and the way insulation and ventilation connect to the existing home. Do not choose on purchase price alone: discuss maintenance, ease of use and the details needed for comfort. Read more about choosing materials for an extension.
Preparation, permits and site access
Include design, drawings, structural calculations, any surveys and possible permit fees alongside construction costs. Whether your plan needs a permit or notification depends on the project and its location. Use the IPLO guidance on extensions and additions and complete the Permit Check. Also discuss how materials and equipment will reach your garden or building and which facilities remain available during the work.
How to compare quotations fairly
Ask each contractor to use the same drawings, dimensions and scope. Check which items have a fixed price, which rely on provisional sums or assumptions, and what is excluded. Record decisions that are still open and your budget for the entire project. Our general guide to renovation costs and budgeting explains how to build the overall cost picture.
